A $200 million beach paradise, 250 miles inland.
Cannon Beach Surf & Adventure Park is set to transform North Texas with a one-of-a-kind destination where surf, sand, and year-round adventure meet. The 35-acre planned development for the northeast corner of Stacy Road and Highway 121 is designed to be part resort, part playground, and all fun.
The project is a collaboration between the City of McKinney, the McKinney Economic Development Corporation, and the McKinney Community Development Corporation, delivered by the Cannon Development Group. The project broke ground in December 2025 with phase 1 projected to open in late 2027.
A Resort Hotel Right on the Sand
A resort-style hotel is planned on site, so a weekend at the lagoon never has to end at closing time. Dining will be available on the property, along with a rooftop pool and entertainment venues suited for meetings and events.
A New Entertainment Hub
Cannon Beach is expected to become a true entertainment hub. Plans extend well past the water line. This is the kind of place where you can still have full-family fun on a rainy Saturday.

The Cannon Development Group is currently delivering a 40-acre mixed-use development in Mesa, Arizona, built around the same surf-lagoon model.
