Cannon Beach Surf & Adventure Park is set to transform North Texas with a one-of-a-kind destination where surf, sand, and year-round adventure meet. Planned for the northeast corner of Stacy Road and Highway 121, this 35-acre development is designed to be part resort, part playground, and all fun.

A Game Changer for McKinney Tourism and Economic Development

The development is a collaboration between the City of McKinney, the McKinney Economic Development Corporation, and the McKinney Community Development Corporation. Conceptual terms are being finalized, and the site plan and the formal incentive agreements related to infrastructure assistance, tax rebates, and land acquisition will be considered in early 2025. The first phase is projected to open as early as 2026. The project is expected to provide more than 700 local jobs, generate over $2 billion in economic impact over the next 20 years, and welcome 300,000 visitors annually.
“In addition to the tourism component of this project, Cannon Beach plans to deliver 100,000 square feet of state-of-the-art office space, positioning itself as a hub for top talent and innovation, from global corporations to ambitious startups,” Fuller said.
Cannon Beach broke ground in December 2025 and phase 1 is projected to be complete in late 2027.
